National Bank CRE Lending Data: Methodology, Sources & Limitations
How every number on the national bank CRE lending page is sourced and computed. The method is the same as the New Jersey Bank CRE Lending Tracker; the rules below that are national-only are marked.
Sources
FFIEC Call Reports (Consolidated Reports of Condition and Income), retrieved through the FDIC BankFind Suite API (api.fdic.gov/banks/). Report dates used in the current edition: June 30, 2026 (current), March 31, 2026 (prior quarter), June 30, 2025 (year-over-year), June 30, 2023 (36-month). Retrieved October 12, 2026. Merger events from the FDIC structure history (api.fdic.gov/banks/history). Federal government data; public domain.
Universe (national). Every FDIC-insured institution that filed a Call Report at each date — 4,313 at June 30, 2026. National totals at an earlier date count every institution that filed then, including any that no longer file, so a merger moves loans between banks without moving a national total.
Field definitions (FDIC field → Call Report concept)
LNRECONS = construction & land development loans · LNREMULT = multifamily (5+ residential units) · LNRENROW / LNRENROT = nonfarm nonresidential secured loans, owner-occupied / non-owner-occupied · RBC = total risk-based capital · RBCT1J = Tier 1 capital · LNATRES = allowance for credit losses · ASSET = total assets · CBLRIND = Community Bank Leverage Ratio election · STALP = headquarters state.
Formulas
Per the 2006 Interagency Guidance on Concentrations in Commercial Real Estate Lending (FDIC FIL-104-2006; Federal Reserve SR 07-1): Total CRE concentration = (LNRECONS + LNREMULT + LNRENROT) ÷ total risk-based capital. C&D concentration = LNRECONS ÷ total risk-based capital. The guidance's supervisory criteria are 100% (C&D) and 300% combined with ≥50% CRE growth over 36 months (total CRE); the CSV carries both the ratio and the 36-month growth so readers can see each prong. For Community Bank Leverage Ratio electors, which do not report risk-based capital, the denominator is Tier 1 capital plus the allowance for credit losses (marked †).
National-only rules
- State is headquarters state. Each bank is assigned to its headquarters state in the FDIC data. Call Report data is entity-level: a bank's loans are not all on property in its home state.
- Largest banks. Banks with $100 billion or more in assets appear in the national totals and the size table but not in state rankings — their balance sheets are national, and assigning them to one state would swamp it.
- Ranking threshold. A state needs at least $5 billion of CRE at banks under $100 billion to be ranked (43 states this edition). Territories are in national totals only.
- CRE lenders. Counts of banks "with CRE books" and median concentrations use banks whose CRE book is over $50 million — the same cut as the New Jersey tracker's main table.
- Merger flags (‡). Automated from FDIC structure history, change codes 211, 221, 223, 224, 811: a bank that absorbed another institution inside a growth window is flagged for that window (prior quarter, year-over-year, or 36-month).
- Still-lending test. A bank is in the like-for-like multifamily comparison if it held a multifamily book of $25 million or more a year ago, filed at both dates, and has no merger flag for the year-over-year window. Banks are grouped by their CRE concentration a year ago.
Known limitations — read these
- The regulatory CRE definition also includes loans to finance CRE that are not secured by real estate, a C&I subset without a standard public field; omitting it makes our ratios slightly conservative relative to banks' own calculations.
- Owner-occupied commercial real estate is excluded from the concentration measure by design (it behaves like C&I credit) but is shown in the downloadable dataset.
- Banks only. Credit unions, debt funds, the agencies and CMBS conduits also finance commercial and multifamily property and are not in this data.
- CBLR electors (†) use a proxied denominator, because they do not report risk-based capital.
- Merger-affected growth figures are flagged (‡); balances measure balance-sheet position, not organic origination volume.
- Exceeding a supervisory monitoring criterion is not a violation, a cap, or a finding about any institution's condition.
Update cadence
Call Reports are filed ~30 days after quarter-end and published shortly after. This data updates each quarter, roughly 60–75 days after quarter-end, with the New Jersey tracker. Next update: Q3 2026 data, expected December 2026.
Methodology FAQ
Where does the national bank CRE data come from?+
From the FDIC BankFind Suite API, which publishes quarterly Call Report data for every FDIC-insured institution. Blue Sky Capital Advisors reads the commercial real estate loan and capital fields for all 4,313 institutions that filed at June 30, 2026 and computes the ratios with the federal supervisory formula; no figures are estimated or entered by hand.
How often is the national data updated?+
Quarterly, after the FDIC publishes the new Call Report cycle, on the same schedule as the New Jersey Bank CRE Lending Tracker. Each release is labeled with the data vintage it reflects.
Is the national data a recommendation of any bank?+
No. It is a public-data reference. Blue Sky Capital Advisors does not rank or endorse any institution listed, and inclusion is not paid: every bank that files a Call Report is in the data.
