How we get paid
Blue Sky Capital Advisors is compensated at closing. We never charge an upfront fee, an application fee, or a retainer. If your loan does not close, we are not paid.
Who pays the fee depends on the execution. On some transactions the lender pays at closing. On others the fee is paid by the borrower from loan proceeds. Which applies is a function of the execution — agency, bank, and private credit each handle intermediary compensation differently — not a matter of our preference.
You will know which before you sign anything. The fee source and amount are disclosed in writing before you commit to an execution. There is no scenario in which you learn how we are paid at the closing table.
Does this affect what we recommend? No. We present every option we believe is available for your transaction, along with our recommendation. That recommendation reflects our best judgment about your interest, not how we are compensated on a given execution. We place across agency, bank, and private credit — no single lender or channel drives our business, and no execution pays us enough to be worth recommending the wrong one.
