Who is actually lending on Essex County apartments right now.

No New Jersey-chartered bank headquartered in Essex County carries a meaningful apartment book. Newark is the largest city in the state and the county's apartment stock is among the deepest in New Jersey, but the balance sheets financing it are all headquartered somewhere else — elsewhere in New Jersey, out of state, or not on a bank balance sheet at all. Financing an Essex County apartment building is therefore never a matter of walking into the local bank; it is a question of which out-of-county lenders have appetite and regulatory capacity this quarter. So the Essex County apartment lender set is, in practice, an out-of-county set: New Jersey banks based elsewhere in the state, New York and Pennsylvania banks that lend on Essex County property but file as institutions of their home states, agency multifamily execution, and private credit funds. None of the last three appear anywhere in New Jersey Call Report data, which is exactly why a database search reads this market as thinner than it is.

What this changes for a borrower is the search, not the outcome. Essex County apartment buildings are financeable — the anchor closing below is a Newark bridge — but the capital rarely comes from the institution nearest the property, and identifying which lenders are open this quarter is the work.

  • Sponsor liquidity that does not survive the reserve test

    Enough for the down payment and nothing behind it. Post-closing liquidity and reserves are where thin sponsors fail, and it is the constraint borrowers most often do not see coming. Where the sponsor is short, the fix is usually structural — a partner, a smaller request, a different capital source — and it is better identified before an appraisal is ordered than after.
