The market is spread thin. No lender dominates. In the 12 months to June 30, 2026, the 10 most active lenders made 43.6% of New Jersey's real-estate-term 7(a) loans and 57 others made the rest, according to SBA's 7(a) loan-level data. Your bank may make SBA loans and still not be the one that does yours.

Most of these loans come from out of state. 77% of New Jersey's real-estate-term 7(a) loans in the 12 months to June 30, 2026 came from lenders whose home office is outside the state (82% in Florida), according to SBA's 7(a) loan-level data. That includes national banks with local branches, and SBA specialists that operate nationally.

These loans have held up. Of New Jersey's real-estate-term 7(a) loans approved in fiscal 2020 through 2022, none has charged off as of June 30, 2026, against 7.3% of shorter-term 7(a) loans from the same years, according to SBA's 7(a) loan-level data. Florida: 4 of 1,747, against 7.8%. Loans still outstanding can be current or delinquent; SBA's data doesn't separate them.

For Business Owners

What this means if you own your building

The data says the same thing Dominick Prevete sees on files: the lender that fits an owner-occupied building is often not the bank down the street. With 67 lenders active in New Jersey and no one lender making more than one in ten of these loans, the work is matching the building, the business and the loan size to a lender that's actually doing them right now.

Questions about this data

How many SBA 7(a) real estate loans were made in New Jersey last year?+

How do you know a 7(a) loan is a real estate loan?+

By its term. SBA allows up to 25 years for real estate but no more than 15 years for equipment or 10 for working capital, so a 7(a) loan with a term of 20 years or more includes real estate. SBA's data has no use-of-proceeds field, so the test counts purchases, refinances, construction and business acquisitions that include the building, and it misses real estate loans written for less than 20 years.

How often is this data updated?+

Quarterly, when SBA posts a new 7(a) loan-level file, usually about three weeks after a quarter ends. This edition uses data as of June 30, 2026.
